A bathroom is the most complicated room in a house per square foot. Plumbing supply and drainage, electrical, ventilation, waterproofing and finish carpentry all stack into forty square feet, and every one of them has to be right before the tile goes on. Here’s the actual sequence, and what tends to go sideways.

The eight stages of a full bathroom renovation

1. Consultation and written scope. We walk the room with you, talk through layout, and write a scope with fixture allowances. Free. This is also where we tell you honestly whether you need a full renovation or something smaller — sometimes the answer is refinishing the tub and tile for a fraction of the cost.

2. Design and selections. Layout, tile, vanity, fixtures, lighting. Making these decisions before demolition starts is the single biggest factor in whether a project finishes on schedule. Mid-project selection changes are what turn a three-week bathroom into a seven-week one.

3. Permits. Building, plumbing and electrical permits through the Town of Weymouth. We pull them.

4. Demolition. Tile, fixtures, vanity, flooring and usually the wall substrate come out. On a small bathroom this is a day; on a master with a tiled shower, two.

5. Rough-in — plumbing, electrical, ventilation. Licensed trades. New supply and drain lines, dedicated circuits and GFCI protection to current code, and an exhaust fan vented to the outside rather than into the attic, which is one of the most common defects we find in older Weymouth homes.

6. Inspection, then substrate and waterproofing. Rough inspections have to pass before anything closes up. Then cement board, and a proper waterproofing membrane behind the shower surround. This stage is invisible in the finished room and it’s the one that determines whether you’re doing this again in twelve years.

What we find behind the tile

Roughly 30% of bathroom remodels uncover hidden problems once demolition starts, and in our experience on the South Shore that number feels low. Bathrooms are wet rooms in houses that are mostly forty to eighty years old. Four things turn up repeatedly:

Mold behind the shower surround. The most common, and the most consequential. A shower that’s been leaking slowly through failed grout or a missing membrane will have been feeding mold inside the wall cavity for years before anything shows on the surface.

Rotted subfloor around the toilet flange. A slow wax-ring leak destroys subfloor quietly. You usually find it by feel — a soft spot — long before you’d see it.

Old plumbing that can’t be reused. Galvanized supply lines, undersized drains, and vent stacks that were never right. If we’re opening the wall anyway, replacing these costs a fraction of doing it later.

Ventilation that goes nowhere. Fans vented into the attic or into a soffit, pumping moist air into the roof structure. We see this constantly.

How long you’ll be without the bathroom

Three to five weeks for a standard full renovation, assuming selections are made before demolition and inspections land on schedule. Add time for extensive rot or mold remediation, custom vanities or tile with long lead times, and layout changes that move plumbing.
